BH3 Management and Merrimac Ventures have joined forces to realize the City of Miami's long-standing vision of transforming Watson Island into a bustling destination. This collaborative endeavor will leverage their extensive local connections and combined expertise to develop 10.7 acres of land on the island, which is one of the most significant properties in South Florida, located along Biscayne Bay between Downtown Miami and Miami Beach.In 2001, Miami voters endorsed the plans for the privately-funded development of the City-owned land on Watson Island. The site plan has already been approved and features a mix of hotel, retail, and residential spaces, along with new public areas and a waterfront promenade.

Miami’s real estate landscape is on the brink of a significant transformation. Two major development projects are set to redefine key areas of the city, with plans for hundreds of new units in the pipeline. The city's voters have decided to greenlight the sale of land on Watson Island to two prominent development groups, each with ambitious visions for creating upscale residential properties.
One of the standout projects comes from a collaboration between ESJ Capital Partners and David Martin’s Terra. Known as Ecoresiliency Miami, this joint venture is poised to inject new life into the Jungle Island property. The proposed deal, which involves a tentative payment of $135 million, would see Ecoresiliency Miami acquire 5.4 acres of the 13.3-acre Jungle Island site located at 1111 Parrot Jungle Trail. ESJ Capital Partners, currently holding the lease for Jungle Island, has partnered with Terra to spearhead this exciting new proposal.
Simultaneously, another high-profile development is in the works for the Watson Harbour site. BH3 and Merrimac Ventures are gearing up to construct approximately 100 units, further enhancing Miami's real estate offerings. These developments signal a new era for Miami, promising modernized, upscale living spaces that cater to the city's growing demand for luxury residences.
